Maintenance Work Requests.

Tenants are required to submit all work requests using Buildium. 

You can download the app in Google or Apple App Store.

To submit a Work Request, log into Buildium using your credentials.

​

If you require help, you can text our office number (309) 322-7077. Provide details such as your name and your address with Apartment Unit.

Emergencies.

Call 911 (Police Department) for problems regarding noise, vandalism, or theft. 

​

Call 911 (Fire Department) for any problems regarding fire.

​

Management is only responsible for addressing to the following:

​

Frozen or broken pipes

No heat

Major plumbing problems

Major electrical problems

Gas leak

General Maintenance.

As a courtesy upon move-in, we will fix the following things (within the first 5 days​):

Clogged drains or toilets

Light bulbs

Garbage Disposals (if applicable)

Toilet seats

Blinds

Other Misc Items on your completed & submitted* Move-In Report

Things that may be charged for if deemed necessary by Management:

Items in garbage disposal

Pest control

Break-ins

Broken windows/doors

Utilities

Your lease will specify what utilities are the Tenants' responsibilities.

As a general rule, My Suite Spot long-term rentals do not provide Tenants' electricity. It is the Tenants' responsibility to switch the Electricity under his/her name and address. Failure to do so will result in Management back-billing the Tenant the exact dollar amount, including any late fees/penalties.

Keep everyone's life simple and call Ameren to set up your electricity prior to move-in date.

"I locked myself out..."

We adhere to a strict Lock-Out policy. If you lock yourself out of your apartment during... 

regular Office Hours: $50

outside Office Hours: $100

The charges will be applied to your Buildium account.

Rent & Late Fees

Always due the FIRST of each month.

After 5 days of unpaid status, Tenant will be issued a 5-day Notice to Vacate and the Eviction process will start.

Tenants are encouraged to pay online using Buildium EFT (electronic funds transfer). This is the fastest way to pay your rent but will require a $3.00 convenience fee for each transaction.

​

For mailed checks, USPS takes anywhere from 3-5 business days to arrive to our PO Box (3242), so plan accordingly.

​

Tenants' Lease will outline the details regarding late fees and eviction process.

​

If you know you cannot make the deadline for a future month, please notify Management immediately via text (309) 322-7077 and specify your name and address with apartment unit number.

Legal Liability & Renter's Insurance.

My Suite Spot is not liable for loss, damage, or destruction of the unit. Renter's Insurance helps protect you from break-ins (broken windows), flooding, fires, natural disasters, etc.

We do not require tenants to subscribe to a renter's insurance program. It is an option for those that want a piece of mind over their belongings.

​
